About GAIA
GAIA takes its name from the Greek goddess of the Earth — the spirit of a living planet, complete in every way. That's exactly what we set out to build on Egypt's North Coast: not just a resort, but a living, breathing world of its own, where every service and every experience you could want is close at hand.
GAIA blends contemporary and Arabian architecture to give residents the best of both. Contemporary design brings space, light, and floor-to-ceiling windows framed around sea views. Arabian architecture brings warmth, authenticity, and a grandeur that turns a house into a home. Together, they create a place that feels both modern and timeless.
Whatever kind of home you're picturing — a stand-alone villa, an attached twin house, a duplex, a one-, two-, or three-bedroom chalet, or an intimate cabana on the sand — GAIA has a version of it, designed to fit the way you actually want to live by the sea.

GAIA sits in the prime location of Ras El Hekma, 194 km from Alexandria — far enough from the crowd to feel like an escape, close enough to reach easily. It's a tranquil yet exotic setting, developed by **Al Ahly Sabbour** in partnership with the land owner across an expansive stretch of the North Coast, with a project depth of 2,164m and a beachfront of 550m.
**Why GAIA is called the Sea of All Seas:**
- A prime, sought-after North Coast location
- Over **65% greenery** across the development
- Luxurious, fully finished villas, town houses, duplexes, and chalets
- Practical, functional floor plans designed around real living
- More than **45,000 sqm** of swimmable lagoons and water features
- Supreme elegance at NAZ Boutique Cabanas
- Breathtaking views and exquisite dining at Beach Front by Mai Tai
- A signature blend of architectural styles — Contemporary Modern, Arabian, Modern Arabian, Mexican Hacienda, and Moorish

GAIA's master plan was created by **Chapman Taylor**, one of the world's leading design firms, known for its work across residential, retail, leisure, hospitality, and hospitality-led urban design.
The plan takes its inspiration from the map of the world itself, weaving together architectural influences — Moorish, Mexican hacienda, abstract Mediterranean, and contemporary Arabian — into a single, cohesive identity. It's an unusual approach for a beach resort, but it's exactly what gives GAIA its character: familiar enough to feel like home, distinctive enough to feel like nowhere else.
At the heart of the community are the lagoons. Every resident — whether beachfront
or set back from the shore — lives close to swimmable water,
with over 45,000 sqm of lagoons and water features threading through the development.
Two Worlds Within GAIA

- SAKAN
The residential heart of the community — a rich mix of Senior and Junior Duplexes, Senior and Junior Chalets (one, two, and three bedrooms), and Complex apartments, finished in warm, Arabian-inspired architecture with practical, well-proportioned layouts built for everyday life.

- SKAIA
A more contemporary chapter of GAIA — Villate stand-alone villas, Quinta twin houses, and Cabana homes, designed with clean lines, generous glazing, and private pools that open straight onto the landscape.
The Waters Houses & Duplexes
Waterfront living with bi-level layouts, private gardens or rooftops, and views over the lagoons and greenery — modern Arabian architecture reinterpreted as a summer home.

Jasmine
Waterfront Houses
A collection built directly along the water's edge, designed for residents who want the lagoon at their doorstep.

Camilla Lagos
A neighborhood shaped around GAIA's signature lagoon system, blending laid-back coastal living with the resort's Mediterranean-Moorish architectural language.

Spanish Court
A distinct enclave drawing on Spanish courtyard architecture, offering a quieter, more intimate residential character within the wider community.
Waterfront Living, Elevated

GAIA's waterfront houses and duplexes are bi-level homes with a garden or rooftop of your own — made to catch the summer breeze while looking out over water and greenery. Every home is fully finished, with space planned for genuine practicality and comfort, not just appearances.
And you're never far from the coast itself: just steps from the Sea of All Seas, the North Coast's standout beach destination, home to luxury hospitality at **NAZ Boutique Cabanas** and fine dining at **Beach Front by Mai Tai.
Live Where the World Meets the Sea
GAIA isn't a single style of home — it's a curated range of them, connected by lagoons, greenery, and a shared architectural vision. Whether you're drawn to a private villa, a lagoon-side duplex, or a beachfront cabana, GAIA offers a place to belong.
